Is this dry rot?

They are Conti Pro Contact Eco tires. 40000 miles on them.

You've got 2 things going on.

1) The flaking on the tread surface - caused by operating the tire on gravel roads - although some pavements will do this. This is tread compound related and some tread compounds are more susceptible than others to this. Is this an OE tire? If so, it might explain why this happened. (I see in another thread that they are OE!)

2) Cracks in the groove. To some extent this is weather related, but because of its location, this is more likely due to stress.

Overall I'd say the previous owners was a little rough on these.

Is it anything to worry about? No. Those tires will last until they wear out.

I had exactly the same condition on a set of Toys Snowprox 942 (only fronts IIRC) used all year ( summers temperatures up to 38*C ) and on a car with hub spacers messing the scrub radius and all sorts of things.
