This is a single story plan
On the east coast it has a 10 ft. Basement.
This example is just over 2300 sq. ft which does not count the basement or garage of course.

Do this house appeal to you?

Yes and it is custom so you can call the shots. I don't like 8 ft. ceilings at all. Standard walls are 2x6
If the home is custom, might consider revising the front entry door to 40", 100 percent composite.

They are a trouble, but the benefits outweigh the troubles. Cooler in the Summer and Warmer in the Winter, well, at least in Maryland.
Basements are always naturally more damp than the rest of the house. I see no advantage to that. Then there's a strong chance years down the road there will be structural issues with the basement. Then there's sewer backup possibilities as well as water infiltration from storm sewer water especially being on the coast. No thank you.

Wasted space that you spend money to heat and cool.
Not so much in a modern home. That's why in Florida about every house has them even though it's very hot there.

I never lived in a house without them although I prefer standard ceilings...that said
You could get the house without them or a basement...
Something for everyone...
