Need help identifying this seepage from Mazda Skyactiv engine

Vehicle is a 2016 Mazda 3 2.0L. This is beside waterpump but I couldn't tell(or smell) if this is oil or coolant. It has been going on for a while but has gotten a bit worse this year. Since we might sell the car this year so I decided to take care of it for the next person. I've already washed the area so I'll keep a close eye on it.

Put some uv dye in one of the two suspected fluids to determine which it is and go from there?

Are you talking about that saturated area behind the belt? Timing chain cover maybe?

Looks like oil to me, and if it has no real smell, it probably is oil. How many km/miles?

Only 60k km, in my experience kinda low for a Japanese engine to start having problems.

My 2015 Mazda 3 was wet in the same area, it was from the valve cover gasket leaking.

Could be the corner of a valve cover gasket or maybe the timing cover. A little bottle of UV dye and a whatever UV flashlight is the best bet.
