The median price includes everything. Mobile homes, tear downs, etc. You are getting a shack for $300,000 in the median price of your examples.You can't live in a decent area for $300,000-

Do the building codes there require such a small amount of window area on a new home?

No mention of HVAC system. What are property taxes?

Spent 17 years of my life in Gillette. Spent a lot of time in Casper, including a short time at Casper College. At best, Casper is a grungy oil field town sitting at the base of some relatively pretty mountains, and it's subject to some of the worst winter weather Wyoming has to offer. I can't imagine what makes anybody think this house sitting on that lot crammed up against the neighbors is worth over a million. I don't know what one does for a living in Casper anymore to make that kind of money, unless you're bringing it with you from somewhere else, or you're a doctor and have opened your own successful practice. As the largest city in Wyoming, it would have to be my pick if I was insistent on living in Wyoming, but I've never seen anything there to make it worth the price of admission on that house.

Yes, the median price resembles the market. A shack in Castle Rock might be $300,000, but in Casper, it is $50,000. Therefore, the price listed above is insane. Median Price indicates strength of market, especially the fact that in Castel Rock, median sold is higher. In Castle Rock you still have bidding wars.
Casper is a blue-collar town. It is a roughneck place. Not something that attracts people in droves. Actually, population of Casper declined last year.

Currently, Cheyenne, WY, is the largest city. Its proximity to the Front Range, CO, makes it more attractive, and it is on I80.
 
A quick look around doesn't put that property terribly overpriced. They can always come down.

This house up the street from us just sold at $288/sq.ft. and it's nothing special on a 6500 sq ft lot. Average time on market here is 50 days but they're still selling at asking price or within $15k. RE Price is entirely regionally dependent. Outrageous in your area might be normal elsewhere.

People fail to realize how serious China is about coming in and undercutting US companies.

EVs will be first.

Check the next round of companies for housing….they will be Chinese.

They don’t have to make a profit to get their foot in the door.

From what trash housing I’ve seen *( so far here in MI) I’ve seen built, I can’t see the Chinese doing any worse.

US companies are so worried about build high end “stuff” that they are leaving a huge gap for someone to jump into……

Maybe something special is about that lot, house IDK. I get that people think everything is uber expensive in the West, but that boom really avoided Wyoming. It is not attractive place by any means, unless we are talking Jackson Hole. But in Jackson Hole, $1,1 million won’t take you far.
 
I am not familiar with the location. Real estate is always about location and that house would be 4M in Silicon Valley.

But like others said it is in the middle of an oil town at the base of some mountains, with harsh winter, cramped relatively speaking to the local standard.

Why there, why that price, who are they selling to? What do they do for a living for that money? What other places would they be instead of there?
 
If I hauled over all my junk and parked it around the dooryard I bet I could drop that value to 500k 🤣.
I meant who doesn't want a 1970s track loader in their yard, or a rusted out 70s log truck? Or a Suburban missing it's axles, few piles of steel,, etc, etc.

I have about 4.5 acres. Neighbors are woods, a road, a wetland and woods. Can see Neighbors house from my back window through the woods though. Wish I was further so I could make noise whenever and not worry they may not appreciate a Keith Black.600 cu in big block reving or me playing the songs if my people with angle grinders at 2300. (Near 24hrs of light)

Yep, collectively people make very poor decisions.

That is a great catch. Even with a lot of days of sunshine per year, the inside of this 1.1 million USD home, the interior of the home is likely dark all day long.

Have been through Arkansas. It's beautiful. Have seen areas like you describe. It's a different type of living than those of us in bigger cities.

JP, I think your speculation may very be what drove this home to be built on this "poor" lot, and at an apparently super premium price. Lots of people "just have to have it", and since the home is new construction, people may overlook numerous critical things.

Our two Grandsons live in Colorado, and although we don't desire Colorado, we look daily at homes for sale in Colorado. We are simply beyond blown away at the greater Denver/ Colorado Spring prices. Colorado prices on some charts are the second in the nation, only Hawaii is higher priced, on these charts Colorado homes are more expensive the California.

The theme "move west young man" has been a continual trend in the US for over two continuous centuries and is as strong as ever today.

Some folks wanting to get out of a big city would pay that asking price….. that unfortunately drives up prices.
