Sorry man, but this is not true anymore. I just recently replaced my tires that were over 5 years old, with about 60k miles on them, and aside from worn out tread, the sidewalls looked brand new when washed. I used various tire dressings and never had any problems, but I never just slapped the stuff on the tires. I always used as little as possible and gave a final wipe with a dry cloth.

Brand new Yokohamas. Used either Armor All or Formula 2001 on them. After the very next rain storm, sidewalls were dry rotted with the appearance of shattered glass. Traded that car shortly thereafter for my Z. I put brand new tires on all 4`s (cheapy no-name tires at that). Never used any protectant or dressing on them. Sidewalls looked brand new 7 years later when I finally had to replace them. Soap and water is all you need.
