someone will buy it but they'll most likely not pay that price of 110k. If it sets too long I'm sure they'll budge a bit. Quite high for the lot.

Sometimes when something doesn't sell- raising the price is a strategy. Sounds crazy, but some have found success raising the price of something that doesn't sell.

BTW- I would love an opportunity/ project like that......

Are you talking about 60k in 2019 $ and 100K in 2023 $? If so maybe they are closer than you think.
