Sleeve/Through the wall AC.... so expensive

Why? I can't use anything but a sleeve/through the wall unit. They are $200-$300 more compared to a window unit. I almost want to use a portable unit instead of a sleeve. Wouldn't you?

I need an ac that's 10,000 btu.
 
homeowner's association, trailer park rules, apartment buildings... blah blah blah. They'll say it's for "liability" but it's probably motivated by the alleged eyesore factor.
 
Some window units come with instructions for through-the-wall installation. Whirlpool makes a 10k BTU one that runs about $350-$400 and it has instructions for through-wall mounting.

Basically, all you need to do is build a frame out of 2xsomething wood to mount the AC unit in, mount the frame in the wall, mount the AC unit in the frame.

Of all of the through-the-wall AC units I see around here just about none are the sleeve units (which have no vents on the side).
