Just did a walk through of our house just weeks before closing..Things are in good shape UNTIL-


All the plumbing is gone! The took it all!

I would guess since you haven't closed this will be on the sellers to take care of. Hopefully you don't have to be out of wherever you're currently living as I'm sure insurance companies will be involved and it may take a while. Is the furnace and electrical gone too?
 
A house' worth of copper pipe has got to be worth at least $20 as scrap. Someone probably made a good $7/hour tax free stealing from you and didn't even have to do any honest work. He doesn't care what it cost you any more than you care what a steak costs the cow it came from. Less if you're one of those vegetarian types. It's a way of life for some of these people.
 
"our" house? You mean your house that you own? ouch.

If it is someone else's well, even if it were your dream home, remember that there is a house on every corner of every residential neighborhood.

Sorry to hear this though. Scary...
 
That's scary that thieves could do that so quickly. Then again, looking at houses myself, some of the older places have lots of now-irreplaceable copper pipes in their plumbing.

How trashed is the place?

Nope...fixtures are there...just anything that was a pipe....

The seller in this case happens to be HUD, so we have to wait to see what happens...

Furnace and water heater are still there as well. Will have to make sure they did take anything our of them though...
 
I got $21 for 8 pound sheet of copper... that's why! No didn't steal it my grandpa had it in his shed and was tired of looking at it. He was floored when he found out what it brought.

You might be better trying to negotiate a lower purchase price and hire your own plumber. If you want this resolved within the next decade, anyways. I'd strongly be considering walking away. Houses for sale are a dime a dozen right now.

When someone broke the back window, HUD was pretty quick about coming out to fix it. So there is hope.


At this point, I'm looking at 3 options. HUD will either:

1- Do nothing...oh well. This could get tricky,because they have nailed people for walking, even when things like this happen..

2- Drop the price.

3- Drop both the price (a little) and add it to the repair escrow. Due to the craziness going on here in MI, they have been doing this make them more appealing than the Fannie Mae homes around here. This also depends on how my people handle it...


So we will see....
 
This happened to a buddy of mine as he was going through the process of buying his house. IIRC, something was worked out fairly. Either the copper piping got replaced, or they lowered the price. I can't recall exactly, but they were reasonable and understanding with the whole thing.
 
One of the good things about copper thieves is that high voltage equipment usually contains a fair bit of it...and occasionally copper thieves don't realise it.
 
There have been cases where they steal the pipes and leave the water running?
The water damage can cost more than replacing the plumbing.
