Sounds reasonable. In any case, a home inspection prior to the sale will give him the news he needs to make that decision prior to closing.

Home inspections are just to highlight problems found. The standard answer to something like that would probably be that it's an area of concern and that the buyer should get an opinion from a structural engineer. That's if the inspector is just going to pass the buck. You might find an inspector who might have been a structural engineer or a contractor who can do a through enough inspection to render a definitive answer.

But when they're complex like this and there are other options out there, why even waste money on the home inspection?
