Which clear sealer & top coat for basement utility room floor?

I have a finished basement with one side exiting at ground level. The boiler room, 6'x10', and the electrical room 4'x6' floors were left bare.

The boiler room has a sump pump hole, the electrical room does not.

I want to put on a clear concrete sealer and finish to reduce the dust and ease of mopping.

Home Depot? Lowe's? Sherwin Williams? Products?

I was going to prep wash using Simple Green, then use a acid? Non-stop etching solution? The acid would be impossible in the electrical room. Then hose in to the sump pump hole, the other room wet vac. Then put a dehumidifier in the rooms to dry out, for how long before I apply the finish with a roller.
 
Use a sealer made by the company that makes paints for the U.S. Navy, Boeing, offshore drilling rigs... . Go to a PPG paint store.
