FLOOD CAR WARNING

Good Morning - I have rentals and hang out on landlord websites. A landlord was complaining about his tenant running a " flood car flipping business " out of his rental. The tenant is getting flood cars from Texas and removing the seats to dry. Apparently, the back yard of the rental is full of car seats. The tenant is making minimal repairs and selling the cars. Not sure if he can "wash" the title or somehow evade a Carfax report. The landlord was PO because the lease prohibits running a business out of the rental, and the tenant is spilling a lot of oil in the driveway. I assume the oil is changed to dump any water in the crankcase.

I posted this as a warning for anyone buying a late model used car.
 
Shouldn't be hard to shutdown an "oil changing" business in the landlord's driveway/parking lot. A call to DEP or Town Hall might be in order...unless the landlord needs the rent more than anything else.
 
Depending on the state, the landlord will probably be stuck for any cleanup costs. Tenants are usually broke and judgement proof.
 
I accidentally bought a Flood Lincoln Mk Viii in 1995 ($18,995 20K miles my1993 ) at Portsmouth Ford Used Car Criminal Center in So. NH coast area.

Interior was a bit wet but the side window was smashed and the radio missing. Chalked it up to a 1 night rain event and not a flood. They said they fix er up like new - which they appeared to do.

One day I was under the seat tring to find the body computer as the rear air suspension went flat. Then I saw a saly water lineup the seat mechanism and 1/2 way up the lower dash supports.

Uhh Ohh. Tried to bring the car back, 2 goons "escorted" me off the lot.
 
Renters are a different breed of people. Most have a healthy dose of stupid in the DNA.( Don't get your pants in a wad . I'm sure there are a FEW good renters out there. The majority aren't.)
They think they can't afford to buy a property, but will buy one for someone else.
They don't care what they tear up, what lease stipulation they violate, or what trouble they cause. Even background checked folks that come back good with references turn out to be duds. And the landlord has ultimate responsibility for the property and what goes on there.
I finally am selling one property, will be down to one, and hope to sell the other soon. Done with that noise.

I am considering renting out my property later next year. In order to avoid dealing with horrible people, I was going to use a property management company. Then it becomes their problem, although I still have to pay for any repairs.

I bought my current truck from them, the KIA lot, not the Ford lot, but same dealership. I complained to them and Ford about riding rough over bridge expansion joints. They got OEM rims and swapped them for the aftermarket rims it came with. It helped. I cannot say anything bad about them.
 
Plus one million on using a property manager. Just know that a good one is hard to find so check references carefully. One of my rentals is managed by a property manager. The current tenant is a total nut case. She found a little mildew on the refrigerator gasket and threatened to sue and call the EPA because, " you are poisoning me and my children " I sprayed the frig gasket with a 50/50 water bleach mix and wiped the mold away. Nut job belligerantly asked what to do if the " toxic mold" returns? I told her to clean it with bleach just as I did.

The property manager has listen to this flake raving on a daily basis. That is worth the cost.

That's not a bad idea. I have a friend back in SG that owns several rental properties in the city. Uses a management company for all of them that guarantee rent on the units, so if they pick a dud they have to evict, Chris and Mo aren't out that missed rent.

Check around to see if a company around you offers similar.

I'm sure this guy isn't the first or the last. Those flood cars are going to go somewhere.
