+1 The heat exchanger eventually rust through even if it is made of stainless steel. It is time to replace it.

Also, do you have a carbon-monoxide detector.


Not really, not on propane.
 
Those are rare - Williams makes convection heaters mostly. They are relatively simple - millivolt generator with a simple t-stat and cheap gas valve. Sears sold forced-air in-wall heaters decades ago.

Aren't there markings on the motor? It has to use a small frame 120V motor with squirrel cage fans. If you can find markings or any other form of ID on the motor, a supply house or Grainger might have the motor.
