Experience hiring people to demo?

Morning,

I have an un-permitted third floor that needs to be demo'd. We're getting the townhouse ready to sell.

I know costs are local, but does anyone have experience with doing a project such as this while the property is still occupied? Would you do it yourself? The room is about 27'x20'.

I suppose an alternative would be to sell as-is ''attic' and just disconnect the HVAC trunk line from the supply plenum and the power.

I would rather buy a place with an unpermitted room addition that a smaller place without. Just saying.

Curious as to what you mean? It was converted into an office and the only thing that isn't permitted is electrical (It has only one outlet daisy chained off the attic light). It's not like an un-permitted converted garage or basement "apartment" that's so prevalent in the northeast.
